Invest in a Sands North? Yes. Live in one? We'll pass.

Invest in a Sands North? Yes. Live in one? We'll pass.

Sands North can be a fantastic investment.

Keyword: Investment.

You buy it.
You rent it out, not spending a single night living there.
You collect checks.
You forget you own it.

That's how you win.

What you do not do is financially paralyze yourself trying to live there because you saw one too many Scottsdale Realtor TikToks.

You know the type.

Pays 67% of their income toward housing…

…but says things like:
“We just really wanted the Scottsdale lifestyle.”

Brother, the “Scottsdale lifestyle” should not require eating Chipotle rewards points for dinner three nights a week.

These places are full of people driving:

  • base-model German cars,
  • leased way above their pay grade,
  • parked outside townhomes with paper-thin walls and an HOA violation about trash bins taped to the garage.

But inside?
Oh, it’s a whole performance.

LED strip lighting.
Acrylic bar cart.
Neutral boucle chairs from CB2 financed over 24 months.
A candle labeled “Tobacco & Leather.”
And a desperate need for guests to say:
“Wait… you live HERE?”

Meanwhile the resident is one unexpected vet bill away from economic collapse.

That’s modern fake luxury.

And listen — Sands North itself isn’t the joke.

The joke is people treating middle-tier attached housing like they just moved into the Four Seasons Residences.

You live in a townhome complex. Relax.

Again:

As an investment?
Great at the right purchase price.

As a place to cosplay financial success while hearing your neighbor scream at DraftKings on Sunday afternoon.

We'll pass.
